This is one of the most interesting and expensive projects undertaken by our company, Realux. It’s a spacious 55 m² studio, delivered to a bespoke design project using premium materials, modern engineering solutions, and a smart home system.
The apartment is intended for short stays by the owner, who visits Batumi only a few times a year. The main objective was therefore to create the most comfortable, technologically advanced, and reliable space possible — one that requires no ongoing maintenance.
The project originally included a separate bedroom with glass partitions, but during implementation the client decided against it in favour of a single open space. This decision preserved the stunning panoramic view and made the apartment feel even more spacious.
Although the apartment was purchased in white-box condition, the quality of the work carried out by the developer did not meet the project’s requirements.
We therefore decided to completely redo the apartment’s engineering preparation. We dismantled the existing utilities, carried out new wall levelling, and prepared the substrate for the subsequent fine finishing. This approach guarantees the quality of the renovation for many years to come.
All electrical wiring in the apartment has been redone.
Non-combustible NYM cable was used for the installation, known for its high reliability and safety. All electrical lines were designed with future furniture, appliances, and various usage scenarios for the apartment in mind.
Sockets and switches from the Swedish brand Werkel were chosen for installation — modern, premium-class equipment that combines reliability, durability, and a stylish appearance.
The apartment is fully integrated into a smart home system. The owner has access to automatic scenarios for controlling lighting, climate, and blinds. A water leak protection system has also been installed, which automatically shuts off the water supply in the event of an emergency. For an apartment that is often left unoccupied, this is an especially important solution.
Once the engineering work was complete, all rough processes were carried out, followed by high-quality fine finishing.
We pay particular attention to bathroom waterproofing. In Batumi’s humid climate, it is precisely quality waterproofing that prevents the appearance of mould and fungus. Unfortunately, this is one of the most common problems in apartments with cheap or poorly executed renovations.
We strictly follow the technology for waterproofing work and use only proven materials, ensuring the space is reliably protected from moisture for many years.
After this, the bathroom was fully completed: plumbing fixtures, furniture, taps, and all necessary equipment were installed.
Large-format porcelain stoneware has been laid throughout the apartment, distinguished by its high strength, durability, and ease of maintenance.
The ceilings feature several lighting scenarios. The main light is provided by modern track systems. In addition, perimeter contour lighting has been installed throughout the rooms, along with concealed lighting in the cornice niches, creating soft evening illumination and highlighting the architecture of the interior.
The kitchen occupies a special place in the project.
It is made from high-quality materials and fitted with premium Blum hardware, ensuring smooth and long-lasting operation of all mechanisms.
All appliances, furniture, and equipment were selected in line with the project concept, resulting in an interior that is cohesive, modern, and maximally comfortable to live in.
This property clearly demonstrates that a truly premium renovation isn’t just about expensive furniture, a beautiful interior, and designer solutions.
The foundation of a quality renovation lies in the engineering systems, reliable electrics, proper waterproofing, the use of proven materials, and strict adherence to technology at every stage of the work.

As a result, an apartment in white-box condition was transformed into a modern, technologically advanced, premium-class space where every detail has been thought through. It’s an interior that will delight the owner not only with its beauty but also with its reliability for many years to come.
